Dominicks Replacement Survey


On Friday, March 13th the City met with a high ranking real estate representative from the Jewel-Osco corporate office in Itasca, Illinois. Additionally, the Mayor had a separate one-on-one discussion with the President of Jewel-Osco. The purpose of the meeting and phone call was to discuss the future of the nearly 70,000 SF vacant Dominick’s building. Jewel-Osco, on behalf of Albertson’s, is authorized to work with the City to re-tenant the vacant Dominick’s building.

The meeting was very productive and encouraging. Jewel-Osco recognizes that the re-tenanting of the vacant building will add retail synergy to the 127th Street corridor, and the existing Jewel-Osco can benefit from the expanded retail attraction. Moreover, Jewel-Osco informed the City that it is not opposed to having a grocery store operate within the vacant Dominick’s building.

Nonetheless, in this age of online shopping, the day of large-format retailers (> 50,000 SF) is all but over. Re-tenanting the 70,000 SF vacant Dominick’s has been and will continue to be a challenge. The City stands ready to work cooperatively with Jewel-Osco, as well as the property owner to re-tenant the vacant Dominick’s. The size of the vacant Dominick’s may require the space to be subdivided to accommodate two or more tenants. While the City first preference is for retail users, it may be necessary to consider complementary non-retail users. The goal is for the entire Indian Trails Shopping Center to regain vitality and contribute to Palos Heights.

Back in 2014, through a series of complex grocery mergers, many former Dominick’s locations and leases became under the purview of Albertsons, including the lease of the Palos Heights location. The current lease concludes in March 2022. Between now and then, Jewel-Osco and the City will work with the property owner to re-tenant the building.
